Eclipse targets specific transactions in the real estate market in order to capitalise on inefficiencies and generate alpha. We focus on off-market transactions with strong underlying property fundamentals and sites with potential to add value through developing, restructuring and planning in London and the surrounding areas.

The concentrated push by the government to increase the availability of housing in market should increase planning approval times, limit land banking and encourage construction. In our view this deficit in the supply chain encourages the health and stability of the property market.

The credit crisis has restricted the availability and cost of financing, thereby limiting the options for those suffering from pressure on banking covenants, encouraging developers and property entrepreneurs to seek alternative arrangements such as joint venture partnerships.

Eclipse has an established management team, with an average of 20 years’ experience in property, finance, trading and asset management. We target returns of 20-30% per annum* and work closely with our project partners on each investment undertaken to help ensure an optimum outcome.
